Requires tenant to fix a lease violation or vacate
Used for: Lease violations (pets, noise, unauthorized occupants)
Notice period in Colorado: 10 days
Colorado Requirements
✓ Minimum notice period: 10 days
✓ Must be in writing and addressed to the tenant by name
✓ Must include the specific reason for the notice
✓ Must clearly describe the violation or reason
✓ Must include the landlord's name and signature
✓ Must include the date the notice is served
✓ Must be properly delivered (in person, posted on door, or certified mail)
