Requires tenant to fix a lease violation or vacate
Used for: Lease violations (pets, noise, unauthorized occupants)
Notice period in Georgia: 3 days
Georgia Requirements
โ Minimum notice period: 3 days
โ Must be in writing and addressed to the tenant by name
โ Must include the specific reason for the notice
โ Must clearly describe the violation or reason
โ Must include the landlord's name and signature
โ Must include the date the notice is served
โ Must be properly delivered (in person, posted on door, or certified mail)
