What Is a Pay or Quit Notice?
Requires tenant to pay overdue rent or vacate the property
Used for: Non-payment of rent
Notice period in Alaska: 7 days
Alaska Requirements
โ Minimum notice period: 7 days
โ Must be in writing and addressed to the tenant by name
โ Must include the specific reason for the notice
โ Must state the exact amount of rent owed and the period it covers
โ Must include the landlord's name and signature
โ Must include the date the notice is served
โ Must be properly delivered (in person, posted on door, or certified mail)
